Recommended Book of the Month

Well my book for this month that I highly recommend reading was written by Frank Gallinelli. It's called, What every Real Estate Investor needs to know about Cashflow and 36 other key financial measures. Granted the title is ridiculously long, this is a great book and definately worth reading. It walks you through  how to determine if a property is worth the money and how to factor in all finacial arenas when analyzing the property. It shows you how to do it on a spreadsheet as well as by hand. Of course, some Real Estate math can be fairly complex so using Microsoft Excel or a similar spreadsheet program is much easier. I consider myself a pretty hand excel user, so reading through this book and creating advanced excel spreadsheets for analyzing was a lot of fun for me. This book is a must read if you are getting into Real Estate Investing. You have to know how to properly analyze a property before making an offer to make sure you are getting a bargain. Gve it a read if you get a chance. I'm sure you will like it. It even has some humor in it. Once you've read it, let me know your thoughts in the forums under the reviews section.
